Will Your New Home Have a Bonus Room or a Loft?

Flex space has become more popular in new construction over the last several years.  Flex space is a room or area that can have multiple uses and change their function as your family grows. A home may have a room on the main level that can be used as a study, bedroom, or formal dining room. The use one family may have for the space may be different as children get older or for the next homeowner.

Bonus rooms tend to be space over the garage whereas lofts are over living area.  Some great uses we hear from our homeowners are for a home office, playroom, homework area, guest space, second TV area, game room, man cave, lounge…The uses are endless.

Bedroom sizes are often smaller in a home with a bonus or loft space.  Items that you would traditionally see in a bedroom like toys or a desk now have a central location.  With the use of electronics, parents tell us they would rather have homework and play time out of the bedrooms to keep an eye on what kids are doing.

In my own experience, the loft in my home was used as a secondary TV area when my daughter was young.  After she would go to bed, I would watch a movie or the news while making sure she was sleeping and not getting out of bed.  When my daughter was a toddler, it was her playroom.  Now that she is in elementary school, the space is used for crafts, hanging out with friends, and sleepovers.

Bonus rooms may be part of the floor plan you are looking at.  Or, you could have us add one for you over the garage.  Floor plans can be redesigned to move bedrooms in order to create a central loft.

If you are on a budget and adding square footage is not an option, there are still solutions.  We have had homeowners take a four-bedroom plan and remove the walls at one of the bedrooms for a loft.  We can design your three-bedroom home to be able to enclose that loft in the future for a 4th bedroom.  Having a closet for storage in this space can be a good thing for games, toys, and personal items.
