When do I Start the Building Process?
You may have considered building a new home for months or even years now, but are unsure as to when is the best time to start the process. That time is NOW! The designing and planning process for building a custom home may take weeks, if not months, allowing for actual digging and building to begin in the spring!
Find a Home Site & Builder
Knowing where you are going to build your home is undoubtedly the most important piece of the puzzle. It can also take the most time to find a lot that you are happy with the features, location and price. During this search is a great time to meet with a builder to determine if you are compatible and the builder can complete the project you envision. Michael Lee, Inc. & Kootenia Homes are owned and operated by the same builder, but operate at different price points, allowing buyers to enjoy the expertise of a builder that can build an affordable home, but also conceptualize big ideas.
Prepare Lists of Your Wants & Needs
One of the most exciting aspects of building a new home is choosing your own design plan and finishes. Knowing what features of a home are most important to you is also very important and to have those features separated into “Wants” and “Needs”. If you are like most of the general public, you probably can’t afford absolutely everything on your home wish list, so knowing which items you can compromise on will help the design process move along smoothly and quickly. Having the prepared list will also help Michael Lee understand what is most important to you and how to design the home. From this step, a base home price can be established, and you can begin selecting your finishes.
Construction Financing
A vital step to the home building process is obtaining construction financing. If you are purchasing the lot yourself, construction financing will likely begin upon the closing of the lot. However seamless this may seem, the process can easily take 30-45 days, adding to the lead time of building your new home. Construction will not begin until the financing is in place and the builder is able to take ‘draws’ as needed to continue the construction of your home.
Parts of these steps may happen simultaneously, but they may also happen more sequentially. The length of time to prepare for building will depend on the intricacies of the design and finishes of your home as well as the efficient manner in which you find your home site and prepare financing. Michael Lee, Inc. has a wealth of knowledge to share with you throughout the process from 30+ years of home building! If you’ve been considering building your dream home, do not wait until spring!
