With Spring around the corner, I am meeting more and more new home buyers who are looking to build for the very first time. They love the ability to make their own selections and design a home around their lifestyle, but they are often confused as to how to start. If you find yourself in the same boat or are getting ready to window shop in the Spring Parade, here are a few questions you should ask yourself before beginning the process.
What do you need?
This may seem like a basic question, but you’d be surprised by how many people look at new homes without having a solid answer. The best thing you can do is sit down, assess your needs and put it down on paper – this is important. If you need a large mudroom off the garage or four bedrooms upstairs, put it in writing. When you start touring homes there will be a thousand things running through your mind and grabbing your attention, so it’s important that you establish a clear set of needs which are non-negotiable in a new home.
How do you live your life?
This question is related to the first, but it deals with a want instead of a need. A nice deck in the backyard isn’t a necessity, but if you enjoy entertaining outside then its important enough to make plans around the extra amenity. If you have a boat and enjoy fishing, an extended garage complete with a tub sink and workplace may be that extra bit which makes your life easier when you come home with the day’s fresh catch. It’s these extras that make a home yours. It’s how we design around you, because a home should work around your life – not the other way around.
What is your style?
Here’s where the process really gets fun and the number one reason why people choose new home construction, everyone loves to choose how their home looks. When it comes to selections, you’ll have control over everything from paint to door knobs. If you saw a farmhouse sink you loved, we’ll install it. If you love the look of painted cabinets and trim, consider it done. With all this choice there’s one thing you can do to make it easier and that is figuring out your style. Whether you get ideas from sites like Pinterest and Instagram, or through touring the parade of homes, building your new home becomes that much easier when you’ve had time to see what’s out there and decide what you like best.
Have you spoken to a financial advisor?
Although I have put this last on the list, if you are serious about building a new home this should be the first question you ask. Before setting out to plan for the home of your dreams it’s important to determine the point where those dreams and reality meet, and work around that price. Going into the process with a realistic expectation gives you the power to confidently make decisions and take real steps into owning a new home. A trusted financial advisor and institution is just another person in your corner who can help you achieve your goals, and it’s always good to have more people on the team. Here at Michael Lee Homes, we’ve partnered with Adam Will of Traditions mortgage. His ability to navigate construction loans and provide a one-time close is why we choose him and recommend each of our clients reach out for a consultation.
